Sound familiar?

Renovation is hard. We're built for that.

Whether you've been putting this off for years or just started looking — every homeowner hits the same walls. Here's how Realm solves each one.

I don’t know if I can trust my contractor

We check licenses, city permit history, and past projects. Only 1 in 10 contractors makes our network — and we hold them accountable the whole way.

I have no idea what this should cost

Realm has the largest real-world bid database in the U.S. Your Advisor gives you honest ranges before you meet a single contractor.

I’ve been meaning to do this for years

If you have stale plans or a lapsed permit — we activate them. If not, we start fresh. Your Advisor creates a clear path from today to done.

I already have a contractor quote

Bring it to us. We review outside bids free — checking price, scope completeness, and contract terms. No obligation to switch to our network.

I don’t know where to even start

That’s why we start with a call. Your Advisor learns what you want, what’s feasible on your property, and what it’ll cost — before anyone picks up a hammer.

I’m not sure how I’d pay for this

We partner with RenoFi for renovation-specific financing — often unlocking more than a standard HELOC by borrowing against your home’s future value.

Why our bids are lower

10–20%

average savings vs. market-rate bids

On a $200K project, that's $20,000–$40,000 back in your pocket — because our contractors compete for your business, not the other way around.

How Realm consistently delivers lower bids

Realm contractors get 40–60% of their business from us — so they eliminate marketing spend and pass the savings to you
We level every bid line-by-line and negotiate on your behalf using real-time data from thousands of comparable projects in your region
Contractors who overcharge or leave scope out are removed from the network — the incentive to be fair is built in
You also save 20%+ on cabinets, countertops, and fixtures through Realm’s finish material partner network

The process

From call to construction in weeks, not months

Most Realm homeowners have bids in hand within 3–4 weeks of their first call.

Already in the process?

We work with what you already have

You don't need to start from zero to use Realm. Whether you've been quoted by a contractor, have existing plans, or just want a second opinion — we meet you where you are.

📋

Already have a contractor quote?

We’ll review it free — checking scope completeness, price against market data, and flagging any contract red flags. No obligation to switch.

🗂️

Have existing plans or permits?

We’ll activate them. Stale plans or lapsed permits can often be restarted — saving thousands on design fees and months on timeline.

🤝

Have a referral from a friend?

Bring them in. We’ll compare their bid alongside ours and tell you which is better priced and more completely scoped. You choose — we make sure you choose well.

The only contractors we recommend are ones we'd use ourselves

We accept 1 in 10 contractor applications. The ones who make it in are held to ongoing standards — and can be removed if they let a homeowner down.

contractors accepted

40–60%

of their revenue from Realm

industry warranty standard

📋

License, bond & insurance verification

Every contractor is verified before entering the network — and on an ongoing basis, not just at onboarding.

🏛️

City permit history review

We check their permit record with the city directly. Contractors who claim local experience but haven’t pulled local permits don’t make the cut.

🏠

Past project visits & homeowner interviews

We visit completed projects and speak with previous homeowners — not just read online reviews. You get our notes plus the ability to do your own checks.

Ongoing accountability

Because we’re 40–60% of their revenue, they prioritize Realm jobs. If something goes wrong, we apply real leverage to fix it — or remove them from the network.

We finally built the guest house for my parents after putting it off for three years. Our Advisor figured out the permit issues in the first week — something we’d been stuck on for months.

Common questions

Things people ask before booking

Realm is free for homeowners. A small deposit gets you started — it’s fully refunded when you begin your project. We earn from the contractors we connect you with, not from you.

Bring them. We review outside bids at no extra cost. If their bid is solid, we’ll say so. If there are red flags or missing scope, we’ll flag them before you sign anything.

Most Realm homeowners have bids in hand in 3–4 weeks. Kickoff call → report (~1 week) → site visits → bids returned (~1 week after). Construction timelines vary by project.

That’s a head start. We work from your plans, help reactivate lapsed permits, and skip the design phase entirely if you’re ready to bid from what you have.

No. We strongly recommend it — they’re vetted, accountable, and 10–20% more competitive. But we support you with any contractor, including reviewing their bid and contract.
