Bring them. We review outside bids at no extra cost. If their bid is solid, we’ll say so. If there are red flags or missing scope, we’ll flag them before you sign anything.
Most Realm homeowners have bids in hand in 3–4 weeks. Kickoff call → report (~1 week) → site visits → bids returned (~1 week after). Construction timelines vary by project.
That’s a head start. We work from your plans, help reactivate lapsed permits, and skip the design phase entirely if you’re ready to bid from what you have.
No. We strongly recommend it — they’re vetted, accountable, and 10–20% more competitive. But we support you with any contractor, including reviewing their bid and contract.
